SAN DIEGO, Aug. 11 // -- Despite what some analysts have
deemed a sluggish Southern California real estate market, sales activity at
Barratt Americans million-dollar neighborhoods of Amore, Seahaus, Magnolia
Estates and Nantucket have been anything but slow with a combined 86 homes
now sold for a million dollars or more since 2004.
"This success is a testament to our long-standing specialization in the
Southern California luxury market niche and our ability to cater to highly
discriminate buyers in a fluctuating market," said Michael D. Pattinson,
president of Barratt American.
Amore, within the community of Vellano in Chino Hills, is comprised of
50 semicustom homes on generously sized lots averaging 20,000 square feet.
Four floor plans range from 4,672 to 5,501 square feet with three to six
bedrooms, 4 1/2 to 6 1/2 baths, and three- or four-car garages. Prices
begin at $1.7 million. Currently, 23 homes have been released and purchased
with a lengthy list of more than 200 prequalified buyers awaiting the next
phase release.
Offering the last chance for ocean-close new construction in La Jolla,
Seahaus has proven to be a hot commodity in the La Jolla market with only
seven of 138 homes available. Sales at Seahaus have pushed La Jolla to the
top of the list in terms of most million-dollar homes sold last year in
California. According to a survey by DataQuick Information Systems, of the
478 homes sold for a million dollars or more in La Jolla, 36 were at
Seahaus.
Seahaus opulent homes take advantage of mesmerizing coastal views
through expansive windows, rooftop patios and balconies. Currently
available are four one-bedroom, 2 1/2-bath homes and three two-bedroom,
two-bath homes. Prices start in the $800,000s.
Magnolia Estates, a Southern Colonial-style neighborhood in Carlsbads
new community of Bressi Ranch, has experienced similar success. With prices
starting at $1.8 million, the 25 limited-edition homes on lots averaging
20,000 square feet offer buyers the option of four or five bedrooms and 3
1/2 to 5 1/2 baths in four distinct plans all with four-car garages. Seven
multimillion-dollar homes have sold in their first two months on the
market.
New to the market is Nantucket in Encinitas where 16 one-of-a-kind
semicustom homes are being built. These coastal, grandiose residences are
priced from the high $1 millions and offer three to five bedrooms and 3 1/2
to 5 1/2 baths. Nantucket homes feature sumptuous master suites, elegantly
appointed space, both indoors and out, for entertaining and a lavish array
of specialty rooms.
